Asbestos Consultancy

Asbestos was extensively used as a building material in the UK from the 1950s through to the mid-1980s. It was used for a variety of purposes and was ideal for fireproofing and insulation. Unfortunately when asbestos fibres are inhaled they can cause serious diseases which are responsible for with ~4500 deaths per year at present with figure is set to rise during this decade. Asbestos is the single greatest cause of work-related deaths in the UK & Ireland & it is currently the largest cause of occupational disease in the UK & Ireland.

The HSE have identified those employed in the construction & allied trades as those most at risk. Any building built before 2000 (houses, factories, offices, schools, hospitals etc.) can contain asbestos. Asbestos materials in good condition are safe unless asbestos fibres become airborne, which happens when materials are damaged.

In the UK the Control of Asbestos Regulations 2012 places a legal duty on those parties responsible for maintaining and repairing the premises, (owners, managing agents, employers, self-employed), to manage the risk from asbestos.
In particular the duty holder must:
•Take reasonable steps to find materials in premises likely to contain asbestos and check their condition.
•Presume that materials contain asbestos unless there is strong evidence to the contrary.
•Make a written record of the location and condition of asbestos and presumed asbestos containing materials (ACMs). Keep this record up to date.
•Assess the risk of anyone being exposed to these materials.
•Prepare a plan to manage that risk and put it into effect.

Note: From April 2015, all workers/self employed doing notifiable non-licensed work with asbestos must be under health surveillance by a Doctor. Workers who are already under health surveillance for licensed work need not have another medical examination for non-licensed work. BUT medicals for notifiable non-licensed work are not acceptable for those doing licensed work.

HSG264 “Asbestos: The Survey Guide” assists asbestos surveyors, as well as providing advice for those who are required to implement and manage asbestos under Regulation 4 of the Control of Asbestos Regulations (CAR 2012) in non-domestic premises.

DevineAir Limited can provide a wide range of asbestos management services & solutions, including:

The core survey to locate the presence and extent of any suspected ACMs, as far as reasonably practicable, in order to assess their condition and to provide a risk assessment on any disturbance. This type of survey should be unobtrusive.

An intrusive survey usually done before any refurbishment or demolition work to a building. This survey aims to locate and describe all ACMs within the building or area, as far as reasonably practicable.

There is a legal requirement to have a management system for asbestos in each location which has Asbestos Containing Materials (ACMs).
